Property for foreigners in Mauritius
Over the last decade, the real estate market in Mauritius has undergone significant growth.
The government of Mauritius has been actively promoting the country as a hub for foreign investment, particularly in the real estate sector. A number of policies aimed at making it easier for foreign investors to buy property in Mauritius have been introduced, including the Property Development Scheme (PDS), the Integrated Resort Scheme (IRS), and the Real Estate Scheme (RES) along with the recently established Smart City scheme.
Mauritius attracts many foreign investors seeking to enjoy its favourable business climate and tropical lifestyle, while offering the added benefit of obtaining a residency permit through property ownership.
Becoming a Mauritian Resident through property ownership
Indeed, one of the benefits of purchasing property in Mauritius is that it entitles the buyer to a residency permit. This programme is part of the government’s efforts to attract foreign investment and promote the country as an attractive destination for business and investment.
To be eligible for a residency permit, the property purchased must be worth at least USD375,000, and the permit is valid for as long as the property is owned by the buyer. The permit allows the buyer and their dependents to reside in Mauritius for an unlimited period of time, with the bonus of entering and leaving the country without any restrictions.
The residency permit also allows the buyer to take advantage of Mauritius’ favourable tax environment. Residents of Mauritius are subject to a flat tax rate of 15% on their income, and there is no inheritance tax or capital gains tax on property sales.
